When making a booking you will be entering into an agreement with us

Please read our terms and conditions of booking before submitting your reservation

Arrival and Departure

You may arrive anytime from 3 pm but if arriving after 10 pm, we would be grateful if you could inform us so that we can wait up for you.

We ask you to vacate by 10 am on the morning of departure. This gives us plenty of time to clean ready for our next guests.

Payment

When making a reservation, a non – refundable deposit of 25% will be required to confirm a booking. The remainder of the balance will be payable 4 weeks prior to arrival. Bookings made less than 4 weeks before arrival date must be paid in full.

Payment can be made through our website. Failure to pay a deposit will result in us treating the booking as cancelled.

Cancellation By The Guest

If you cancel your booking you must immediately notify us in writing.

We are a small business so cancellations can have a big impact on us. We do however appreciate that unforeseen circumstances can intervene and we try to be sympathetic and helpful as possible in such cases.

We would be happy for you to re – schedule your stay to an alternative date subject to availability.

If this is not possible we will endeavour to re – let the accommodation and refund the balance.

If the accommodation cannot be re – let however ,you will be liable for the full cost.

We strongly recommend you take out an appropriate holiday insurance.

Cancellation Due to Covid 19

During the Covid pandemic for cancellations due to government regulations preventing the guest from attending or us from opening, you will entitled to a full refund. You may also choose to re-book.

Cancellation By Us

Should it become necessary for us to cancel a booking we will contact you immediately.

Any payments will be refunded in full.

Our liability for cancellation will be limited to payments made to us.

Smoking

Smoking is not permitted in any part of the accommodation or in the hot tub.

Damage and Breakages

Whilst we appreciate that accidents happen, you will be liable for any breakages and damage which you cause to the accommodation or it’s contents and we reserve the right to charge for repair or make good if the damage is significant.

Please report these as soon as they occur, especially spillages . It’s much easier to clean if we know what it is and act quickly. We also reserve the right to charge for missing items.

Pets

Sorry. No pets allowed.

Cleaning

Guests are responsible for leaving the accommodation in good order and clean condition.

Keys

You will have a set of keys given to you on your arrival. You have full responsibility for these for the duration of your stay. Lost keys will be charged at £10 per set.

Entertainment

Free wi-fi is available to our guests. You agree to reasonable and lawful usage of this service. Please respect our neighbours and try and keep noise levels to a minimum, especially after 11 pm. Sound can travel a long way living in a valley.

Termination Policy

We reserve the right to terminate without compensation or notice, an individual stay where deemed necessary through unacceptable behaviour .

In case of a complaint

We work very hard to ensure that our guests have a wonderful stay. If however you have any cause for complaint please report as soon as possible so that we can try and rectify any problem during your stay. If you choose not to raise a complaint during your stay, we regret that we shall not, except in limited circumstances, be liable for complaints raised after the rental period has come to an end. No refund will be given or compensation paid if you do not give us reasonable opportunity of solving the problem before you return home.
